Street’s Clarks Village announces £3.2m revamp and larger M&S
By Laura Linham 16th Oct 2026
Clarks Village is investing £3.2 million in a redevelopment that will give M&S a larger home at the Street outlet. Work will transform the premises currently occupied by Next into two shops, with M&S due to move into the larger unit in summer 2027.
Next will temporarily close its current store on Saturday, 17 October, as construction begins. The retailer is expected to return to a different location within Clarks Village in spring 2027.
M&S will continue trading from its existing shop opposite Central Square Gardens while the work takes place. Its new store will form part of a redesigned Pear Court area, with full-height glazing, timber cladding and a canopy.

The project will also create a second retail unit alongside M&S. An occupant for that space has not been named in the announcement.
Toilets behind the current Next unit will close as part of the redevelopment. Work is already under way on new toilets with baby-changing facilities, which are due to open before Christmas.
Mike Jones, centre director of Clarks Village, said: "This project marks a major investment in Clarks Village as we continue to enhance the outlet and its offering for guests. We're delighted to bring a vibrant purpose-built new home for anchor-brand M&S as well as introducing additional retail space to meet growing demand from our brand partners. We're also pleased that the well-loved Next brand is set to continue being a key part of Clarks Village, returning in a fresh new home in the spring."
The plans mean Next will be absent from the outlet during the Christmas shopping period, while M&S remains open throughout the development. Further information about the outlet and opening hours is available on the Clarks Village website.
