Glastonbury pub site earmarked for three new homes

Plans have been submitted to build three homes at the Waggon and Horses site in Glastonbury while keeping the pub itself in place.
The application covers land at 113 Wells Road and proposes three new dwellings on the north-eastern part of the site. Somerset Council validated the plans on Friday, 18 September, and they are now open for public comment.
The latest proposal marks a change from earlier plans for the property.
An application submitted in 2024 sought to convert the Waggon and Horses into four flats and build a separate coach house, creating five homes in total.
Under the new scheme, the planning description states that the public house would remain as existing, with the three homes built elsewhere on the site.
Documents submitted with the application include proposed floor plans and elevations, a flood risk assessment and a heritage, design and access statement.
The Waggon and Horses sits on Wells Road on the northern side of Glastonbury, close to the route into the town from Wells.
The latest application is reference 2026/1781/FUL.

Residents have until Wednesday, 21 October to comment before Somerset Council reaches a decision. The authority has set a target decision date of Friday, 13 November.
