Butleigh housing scheme approved despite strong local opposition

A new housing development in Butleigh has been given the go-ahead by Somerset Council despite significant objections from local residents.

The controversial scheme, located on land off Baltonsborough Road, will see the construction of 37 new homes alongside a café and work hub, aiming to deliver much-needed housing while maintaining a low-density design.

The approved project features a variety of single and two-storey homes at a density of just six dwellings per hectare. Eleven properties will be designated as affordable housing, providing a mix of two- and three-bedroom rental options and discounted market-sale homes.

The café and work hub units will be constructed as single-storey buildings, offering flexible spaces for community use and supporting local employment by reducing the need for commuting.

Residents have raised strong objections, citing concerns about increased traffic, the impact on Butleigh's rural character, and construction disruption. Some have also criticised the project for exceeding the village's growth targets outlined in the Local Plan.

Construction traffic has been a particular concern, with residents worried about the effect on narrow village roads. In response, Somerset Council has agreed to implement a strict Construction Management Plan, which will include detailed routes, working hours, and measures to minimise local disruption.

The council acknowledged these concerns but ultimately determined that the benefits, including much-needed affordable housing and enhanced community facilities, outweigh the potential harms.

The development will incorporate a range of eco-friendly features, including high levels of insulation, air source heat pumps, solar panels, and electric vehicle (EV) chargers for all homes. It also promises to deliver a 38.40% net gain in linear habitats and an 18.28% gain in area-based habitats, exceeding current environmental requirements.

To address phosphate runoff and drainage, the project includes planting over 34 hectares of woodland off-site, which has been secured through a legal agreement.

With the council's approval now secured, construction is expected to begin within the next three years. While the sustainability features and new amenities have been welcomed by some, the project remains divisive in the village, with many residents continuing to voice their concerns over its long-term impact on Butleigh.
