Street residents face imminent deadline to have their say on 160-home development

Residents of a growing Somerset village only have a few days left to give their views on plans for up to 160 new homes on their doorstep.

The land west of Brooks Road in Street has been put forward within the amended Mendip Local Plan Part II as a potential development site, with Somerset Council believing it could deliver around 120 new houses.

The Trustees of the JD Clark 1984 Settlement have launched a public consultation on their plans to develop the site, which will see up to 160 homes and potentially a community hub.

Street residents have until September 27 to provide feedback on the outline proposals, with a formal planning application expected to come forward in early-2025.

The Brooks Road site lies within the Street 'future growth area', adjacent to a larger allocation within the Mendip Local Plan Part II to the south of the A39 Quarry Batch.

Access will be provided south of the Avalon School, with new pedestrian and cycle links being created to link up to Quarry Batch to the north and Higher Brooks Road to the south.

The majority of the southern section of the site will "remain undeveloped", being set aside for biodiversity enhancements such as orchards or wetlands.

Of the 160 homes planned for the site (which will range from one-bedroom flats to four-bedroom houses), 48 will be affordable, meeting the council's target of 30 per cent affordable homes for any new development of ten homes or more in the village.

A spokesman for the developers said: "The layout has been formed around a strong green infrastructure which protects and enhances the existing features within and around the site.

"Generous amounts of open space form the focus of the new neighbourhood with good footpath connections into the wider landscape.

"The land to the south will be kept free from built development and will be set aside as a wildlife area and walking route.

"The woodland will remain intact as it is an important habitat and there is the potential for a woodland walking trail for the community to enjoy.

"The existing farmhouse and its immediate surroundings are being explored for the potential of a community hub and play area."

Street will see significant number of new homes delivered in the coming years, with Curo Enterprise Ltd. currently consulting on detailed proposals for 280 homes on the B3151 Somerton Road after outline permission was granted in January 2023.

Aster Housing is intending to deliver a further 33 homes on Portland Road near the village's cemetery as part of its low-council housing partnership with the council; however, this site has been delayed by the ongoing phosphates crisis.
