Plans have been submitted to Mendip District Council for up to 90 homes to be built on a greenfield site on the edge of Glastonbury.

An application for outline planning permission with some matters reserved for the building of up to 90 dwellings along with associated open space and infrastructure with details of access on land at Common Moor Drove, Glastonbury, has been submitted by Waddeton Park Ltd.

The site is currently used as agricultural fields, and sits opposite the Butler Carnival Park. It has Lowerside Lane next to Tor Rugby Club at one end and the allotments next to Glastonbury Football Club at the other. It also sits next to the Kingsfield development that is currently being built.

The plans are focused around the creation of a series of residential courtyards, perimeter blocks and 3.7 hectares of public open space and drainage infrastructure, aiming to provide a recreational resource for residents and visitors in perpetuity.

The development would include formal and informal play areas, retained trees and hedgerows, retained and enhanced habitats including those around the safeguarded rhynes, pedestrian routes and a surface water attenuation scheme, aiming to mitigate phosphate production.

The proposed development would provide a mix of one, two, three and four-bedroom housing including 30 per cent affordable in detached, semi-detached, terraced and barn forms.

The application said: "A single point of vehicular access and principal street is proposed, which provides a connection a series private lanes and courtyards within the development.

"The primary street is punctuated by an entrance village green and a further green space at the gateway to the second parcel.

"The spaces are positioned to be memorable markers within the development which will aid legibility and control vehicle speeds.

"A linear green corridor - an enhanced habitat for water voles and offset to the boundary rhyne runs parallel to the primary street to south.

"A series of courtyards provide a permeable perimeter block structure fronting the primary street while allowing multiple connections between the primary route and large open space to the north.

"The courtyard clusters provide frontage and surveillance over the adjacent streets and spaces - in all directions.

"The primary street leads to a secondary street/vehicular loop which is addressed by a range of units.

"A pedestrian connection via the existing field gate to the north west provides access to Common Moor Drove and the public right of way.

"Streets are flanked by swale ditches creating a distinct public realm strongly influenced by water with associated planting, driveways over culverts and pedestrian pathways. The streets and public realm will add to the green vibrant character of the development."
