Plans for 90 homes at Common Moor Drove in Glastonbury have been refused.

The application was first submitted in October last year, and 70 members of the public wrote to Mendip District Council to oppose the plans.

Now the decision has been taken not to give the go-ahead to the development. The officer's report cited five key reasons for the refusal:

1.    As the site is in open countryside is goes against the District's settlement strategy and "would result in an unacceptable degree of visual encroachment into the countryside and harm to the rural character of site, the edge of the Town , and the wider landscape.

2.    No enough information has been submitted to establish whether the proposal would result in an unacceptable increase in phosphate levels.

3.    It has not been sufficiently demonstrated that enough steps have been taken to mitigate flood risk.

4.    There is not enough information to show that it would not result in the loss of trees and hedgerows without adequate mitigation methods.

5.    As there is no completed "legal mechanism" to ensure that planning obligations would be met in respect of affordable housing and provision of healthcare services and public open space, it goes against the Local Plan.
