After a period of falling house prices, it seems the new year has seen a positive upturn in the property market. Reports are suggesting that prices are set to rise again in 2024, thanks to easing inflation and a confidence boost from a General Election which is likely to have property as a key agenda item. 

So if you've had your house sale on pause over the past couple of years, now could be a good time to list your home for sale.

Ensure your surfaces are minimalist, mess is to a minimum, and that storage areas are used to their capacity. If you have a large amount to clear, consider hiring a skip for ease. Skips can be surprisingly affordable and collection is generally extremely prompt.

Fix superficial issues

Many homeowners get used to living with that leaky tap, wonky kitchen cupboard, or stained carpets. But for those viewing your property, it can paint a picture of a house that hasn't been taken care of. Some of these jobs may be a quick DIY fix, but others may require the support of a relevant tradesperson. Take an inventory of all the fixes that are needed and consider hiring a handyman for the day - prices are often very affordable and it can make a big impact on the saleability of your property.

Kerb appeal / front door

First impressions are very important - in fact 60 per cent of viewers decide on a house before even going inside! So assess the exterior of your home from the perspective of a new visitor. Removing mess from your driveway, keeping any front gardens tidy and well-kept, and painting any fences, sheds, any wooden doors or window frames, can make a huge difference to that all-important exterior photo.

Heating and lighting

During these cold and dark winter months, heating and lighting of homes is extremely important when accepting viewers. A cold and draughty home is never appealing, so make sure your boiler is working, drafts are excluded, and there is exterior lighting. Consider hiring an electrician to install good lighting outside your home, this can make a big difference, especially if potential buyers are viewing at night.

Spruce up your garden

Outside spaces are important to most potential buyers - and winter is a difficult time to display your garden as its best. However, it's worth ensuring that the garden is tidy, weeds are in check, patios are swept and jet washed, and garden buildings are in good shape. Winter is often a quiet time for gardeners, so it's a good time to get an expert in to make your garden as attractive as possible before listing for sale.

Deal with damp

The look and smell of damp is hugely off putting for most buyers, yet is a common problem in many homes. If you have any patches of damp, get them treated and any damage to paintwork resolved. 

Leaking information

No one likes a leaky window, pipes, or worse - roof! - so patches of water damage on your walls and ceilings are a big no no. If there is an issue with your home that's led to a leak, it's best to solve it before listing your home. Once that's done, fix any paintwork for a fresh and clean look.
