A long-awaited housing development near Glastonbury could finally be delivered if revised proposals are approved in the coming weeks.

Mendip District Council granted outline permission back in September 2014 for a total of 36 new homes near the Date Palms Development headquarters off Ham Street in Baltonsborough.

A subsequent reserved matters application – specifying the design and layout of the proposed homes – was approved by council officers in November 2016, but no construction work had taken place since then.

Glastonbury-based developer Galion has now applied to take the development on, putting forward a new layout for the site with a view to construction beginning on the site later this year if approval is granted.

The site lies on the southern side of Ham Street, immediately next door to Date Palms Development's specialist laboratory for the cultivation of date palms for international export.

The proposed homes will hug closely along the border with the existing houses on Archbishop Close, with the size of the eaves being increased for half a dozen properties to make them blend in more easily.

Of the 36 homes planned for the site (which has been dubbed 'St Dunstan's Mede'), 11 will be affordable, meeting the council's 30 per cent target for any new development of ten homes of more.

A spokesman for Boon Brown Architects (representing the applicant) said: "The proposed alterations to the previously approved development do not have an impact on the surrounding local context.

"The overall density, scale and general character of the development remains fundamentally unaltered.

"The proposed alterations maintain the overall character of the development and the contribution made to local identity and distinctiveness.

"There will be no harm to residential amenity by virtue of overlooking, loss of light or overbearing impact."

The site lies within the development limit of Baltonsborough, but it is not allocated in either the council's Local Plan Part I (which was ratified in December 2014) or the Local Plan Part II (which identified additional sites and was adopted in December 2021).

Galion recently developed the Lakeview development in a former quarry in Keinton Mandeville, and is seeking approval for a further 50 homes on Broadway Hill in Horton near the A303.

The council is expected to make a decision on the revised plans by the early-summer.
