Glastonbury’s Gauntlet goes on market for £1.8m

One of Glastonbury High Street's best-known shopping arcades has gone on the market for £1.8m.
The Gauntlet, at 11 High Street, is being advertised by Cooper and Tanner as a freehold mixed-use investment property. The site includes 16 independent shops and boutiques, with seven residential flats above.
The gated shopping thoroughfare connects Glastonbury High Street with St John's Car Park and is described in the sales particulars as an "iconic and prominent" investment. The listing says the building dates back to the 12th century and sits within Glastonbury Conservation Area.
The property is also described as a notable Grade II-listed building and a multi-award-winning Victorian-style gated shopping thoroughfare.
According to the sales brochure, the Gauntlet generates gross income of about £169,279 excluding VAT, plus further service charge income of £13,765 excluding VAT. The agents say it could suit a hands-on investor, although management could also be handed to an agent.
The current occupiers listed in the brochure include Silver Scene Ltd, Tarot Plus, Hamilton's Guitars, Lucky 7 Tarot, Ivy Moon Emporium, Made by Janice, Bethany's, Acksockorise, Hawthorne Child Care, Aura Energetics, Angie's Folk Art, Carla Leonna Aurora, Pegana Design Jewellery, Café Chakra and Flying Tea Pot.
The commercial space is listed at 2,181 sq ft, with the flats together listed at 2,085 sq ft. The brochure also lists circulation space, staircases, toilets and stores at 1,512 sq ft, with agents noting that measurements were provided by the vendor and have not been verified by the selling agent.
The rear courtyard is described as having possible future potential for alternative uses, such as holiday lets or similar, subject to the necessary consents and obtaining possession.
The sales particulars say the property is freehold, subject to current occupation. Occupational information is available after a viewing at the vendor's discretion.
Part of the property is understood to be elected for VAT. The brochure also says electricity is connected to each unit and flat, while mains water is connected to each flat but not all units.
Interested parties are being told to make their own enquiries about planning history, opportunities and existing consented uses and works with the local planning authority.
Viewings are strictly by appointment with Cooper and Tanner.
